Frequently Asked Questions Texoma Harbor Village Floating Homes at Flowing Wells Resort

  • Where are the Floating Homes located?

    All of our Floating Homes are located within Flowing Wells Resort & Marina on Lake Texoma in North Texas. This is a platted subdivision on the water and cannot be moved or relocated.

  • How many bedrooms are there?

    There are currently 3 bedrooms and 2 baths on the first row, Admiral Way. The second row, Beacon Ave, will also have 3 bedrooms and 2 baths. However, the is a small possibility there may be a 2 bedroom, 2 bath option on Beacon Ave. More details to come as construction progresses.

     

  • What is the square footage?

    The square footage of the 3-bedroom unit is 1,600 SF with an additional 220 SF covered front porch. The covered outdoor decking located on the front of the custom slip is 420 SF. The standard slip is 15 x 50 and can be customized to fit your boat. 

  • What is the cost of ownership?

    The cost of ownership can vary determined by location or if for sale by owner. 

  • Do you pay a monthly fee?

    There is a monthly maintenance fee of $325. This fee includes a gated entrance, on-site courtesy patrol, common ground maintenance, common area exterior and substructure maintenance. There is also an additional monthly fee of $150 for water, sewer, and trash. This totals to $475/month.

  • Are all utilities included in the monthly fee?

    No. Each home is metered separately for electric and propane. Electric is billed monthly by the resort and is approximately $800/yr - $1,600/yr depending on usage. Propane is billed directly to the home owner from Douglas Distributing and averages $240/yr.
     

  • How much are the taxes and insurance?

    The owner is responsible for taxes and insurance which are billed through to the Resort. The average tax bill is $5,650/year (based on 2018 taxes), and the insurance bill is approximately $7,515/year (this includes an additional Dwelling Coverage and Personal Property Coverage). 

  • Are the boat slips included and what size boat will they fit?

    Yes, 14 x 50 covered boat slips are included and can be adjusted to fit your boating needs. Included, adjacent to the home, is a 20 x 20 covered deck in front of the slip. 

  • Are cell phone, Wi-Fi, and/or cable TV services available?

    Cell phone, Wi-Fi and satellite TV services are all available. Feel free to contact the office for recommendations on local service providers.
